ROUGH FRAMING

Rough framing cost is between $15,000 - $20,000 for a 20x20 ADU

All framing is to be done per plans with the installation of one footing below the garage door. This estimate is only for labor. Owner to pay for the cost of lumber.

Footing and Framing

  • Footings and Framing go hand and hand. The best way to frame the ADU is for the same contractor to install the footing and rough framing at the same time. 

  • Save time and ask the framer to provide an estimate for the installation of any required footings and all the rough framing.

INSTALLATION OF THE SHEAR WALLS

Items required to pass the Framing inspection

  • Footings, if not available
     

  • Rough framing, including rough framing around new windows and front door door
     

  • Anchor bolts & hold-downs. Must pass a special epoxy inspection.

  • Installation of new construction windows and front door

  • Roof airflow vents

  • Range hood metal duct vent

  • Shear walls
     

  • Resilient Channel ( if you have an attached garage ) 

  • Installation of Redgard

Rough framing cost is between 10-15k for a 20x20 ADU. Lumber cost is not included in this estimate.   

Framing services are for homeowners with approved plans available. The Contractor will NOT be able to provide an estimate if the plans are not ready.
