PRICING & SERVICES

Framing fees for a 20X20 garage conversion to ADU start at $16,000 for labor plus materials.

  • Labor included: All rough framing, installation of only the garage door footing, holdowns with epoxy, interior shear walls, and installation of the front door and windows.

  • Homeowner to pay for the Epoxy Deputy inspection fee of $300 - $350

  • Homeowner to buy all the lumber and accessories for a complete framing installation, including doors and windows.  

  • The estimated cost for the materials is $4,000 - $5,000

  • All work to pass inspection

Once the appointment is booked, Fernando will initiate communication with the homeowner and request the plans to facilitate the preparation of the estimate.

Footing and Framing

  • Footings and Framing go hand and hand. The best way to frame the ADU is for the same contractor to install the footing and rough framing at the same time. 

  • Save time and ask the framer to provide an estimate for the installation of any required footings and all the rough framing.

FOOTINGS

The plans will call for a 12" or 24" Footing for a garage conversion to ADU. If you want to find out if the garage has footings watch this video.  If the garage does not have a footing this is the process to take in order to pass the rough inspection

  • Footings, if not available
     

  • Rough framing, including rough framing around new windows and front door door
     

  • Anchor bolts & hold-downs. Must pass a special epoxy inspection.

  • Installation of new construction windows and front door

  • Roof airflow vents

  • Range hood metal duct vent

  • Shear walls
     

  • Resilient Channel ( if you have an attached garage ) 

  • Installation of Redgard
